Default Eligibility for Grants and Federal Aid?

I was just wondering if anyone had a strong knowledge of eligibility for grants and federal aid.

Up until the end of 2006, I had full time employment making very good money, and had supplemental income as well. I had high earned income and high unearned income.

At the very end of 2006, I moved back to my hometown to be with family (father passed away, grandmother dying). Since then I've been relying on my unearned income while helping with the family. For taxation purposes, I will have little to no earned income.

However, as much of my unearned income comes from real estate, my assets will be close to $750,000.

Will I be eligible for Grants and Federal aid if I have little to no earned income? Even if my unearned income and assets are high?

    Thanks for your input.
