There seems to be a few institutions switching from for-profit to non-profit and a federal bill is trying to speed that up if possible.

Keiser University did that years ago. They were already doing things most for-profits don't do, though, like have a dorm.

Oh, weird. I didn’t look hard enough at Keiser and thought it was still for-profit. We opened a hotel in Tallahassee and I was scoping out local colleges.

Paying yearly local and state taxes on real estate can add up over the years.
There are a bunch of other tax breaks that non-profit brick-and-mortar schools receive.
Add to the fact that for-profit schools are seen in a negative light. This makes it favorable for schools to convert to a non-profit.

Grand Canyon U tried to convert from for-profit to non-profit and were not allowed to do so. I don't remember the details as to why they were denied.

Pacifica Graduate Institute, which offers on-campus and hybrid master's and doctorates in psychology- and mythology-related subjects with a Jungian and depth-psychology orientation, is one notable for-profit that seems like it'd fit in as a non-profit.
