@EVE6, Welcome to the board, that's a very good compact yet concise post. Having said that, it's still missing bits and pieces of information asked for in the addendum and template, such as your commitments, etc. Sometimes without having a bigger overview or overall picture of your situation, it's hard to gauge what options would be best for you.
