Thanks for all the info and ideas you guys! Yes I am stressed to the max!!! I love the idea of renting, but with 5 kids and 3 dogs, I am not sure it's quite so easy. If we're lucky enough to find someone who will rent to us, we certainly would lose a lot of money in deposits. I'm certain we are rough on any house! If it's my own, I don't mind because I know that re-paint and re-carpet are just something I budget for every few years, but would hate to think about how much I might have to pay just for living in a place for a year. I can (mostly) control the kids, but the dogs are another story, so it's tough.

Right now, the current status is that in order to get my earnest money back, we have to list out our demands and take them to the buyer. I'm frustrated. I just want to run away screaming "this house is a LEMON and I DON'T WANT IT!!!!" But we're kind of being forced to play the game a bit. Our list of demands are a mile long, and the alternative would be a reduction by 100k. I doubt that they would agree to either, but I'm still worried - what if they say that they'll fix the place up? I don't trust it. This house has been so neglected that my gut feeling is that the items on the inspection report could be just the beginning. I would be afraid of other problems popping up down the road.
If I have to walk, I'll walk even if it means losing the earnest money, but OMG that would make this a very costly mistake. I really hope the seller decides that they'll hold off and wait for a buyer with lower standards than us.....
